Before applying for a transfer of occupation contract, also known as a mutual exchange, please read the following information carefully.
If you have a secure contract with Taff Housing Association, you may have the right to exchange your home with another contract holder from Taff, another housing association, or a local authority.
By agreeing to an exchange, you agree to accept the property in the condition in which you view it. Taff Housing Association is not responsible for redecoration, damage, or alterations carried out by the previous contract holder or their household.
You will not be able to exchange if any of the following apply:
Legal proceedings have started against you.
The property would be too large or too small for the household moving in. Please confirm the maximum occupancy for your property with your Neighbourhood Officer before submitting this form.
The property has been specially adapted or designed for someone with a disability and the person moving in does not require those adaptations.
The property is in an age restricted scheme and the person moving in does not meet the age criteria.
You have rent arrears or owe any other debt to Taff, including recharges. These must be cleared before an exchange can proceed. If you meet the criteria and wish to proceed, please complete all relevant sections of this application form in full. Incomplete forms may be refused or delayed, particularly where another landlord has timescales for completing the exchange process.
This form is for Taff Housing Association contract holders only. Other contract holders involved in the exchange must contact their own landlord and complete that landlord’s required forms. All forms should be submitted around the same time to avoid delays.

This form should be completed by contract holders who wish to apply to transfer their occupation contract as part of an exchange with a Taff Housing Association contract holder.

I/We apply to transfer an occupation contract with the person(s) named in this application. I/We consent to Taff Housing Association receiving information about my/our contract, application, and tenancy history from other persons or organisations involved in the exchange process. I/We understand that no transfer can take place until landlord consent has been given and all required checks and legal documents have been completed.

Next steps: pre-exchange checks
Please return this form fully completed to Taff Housing Association. Once we receive the completed forms, we will contact you to confirm the next steps.
The exchange application will be assessed to ensure it meets the criteria set out above.
A pre-assessment and financial health check must be completed.
References will be required.
An electrical test will be arranged for the Taff property.
A property inspection will be arranged. Both parties must attend, and the inspection report must be signed by both parties.
Once all landlords have completed their checks, the exchange will be approved or refused. Each landlord is responsible for informing their own contract holder(s) of the decision.
Before contracts are exchanged, any outstanding rent account balance must be paid and any required rent in advance payment made, even if you are eligible for full Housing Benefit.
A gas safety check arranged by Taff Housing Association will be completed on the morning of the exchange, before contracts are exchanged.
You must not move until the exchange has been authorised, an exchange date has been agreed by the relevant landlords, and all legal documents have been signed by all parties.
