Why rent is going up
The Welsh Government has said social landlords can increase rent by up to 4.3%. This is based on inflation which is the rising prices of things like goods, services and energy.
How we decide your rent
We check these things to keep rent fair:

We follow the rules about how much rent can go up. - Affordability
We check our rents against local incomes to make sure they remain affordable for most people. We do this using an “affordability framework” - Property type and size
Different homes cost different amounts. For example, a block of flats with 8 homes might cost more to look after than a block with 4 homes, because there are more shared spaces to clean and maintain. We look at each home and its size to make sure the rent is fair for everyone
- Service Charge
Some homes have extra costs for things like cleaning, lighting or looking after shared spaces. This is called a service charge. We check these costs every year.

What your rent pays for and why it’s increasing
Your rent helps us pay for things that help keep your home safe and comfortable. This includes:
- Repairs to fix and look after your maintenance
- Keeping homes safe, warm and energy efficient
- Provide services and support
- Build new affordable homes
As the costs of most of things have gone up, we need to make sure we can meet these costs and continue to support you, keep your home safe and build more homes for people who need them.
